1673 - Sea Dunes Horizon: Elevated Oceanfront

When renting this unit last year, the owner indicated there was a chance that exterior construction and renovation on the building was possible. It was not clear that it was a definite possibility. Upon entering the unit (the Penthouse), all the windows were covered with protective plastic and we could not access the decks nor view the ocean. Concrete work persisted during our entire stay with excessive noise and dust. We complained to the real estate agent and she visited us but offered no alternative to the situation. We eventually settled on a small rebate of our fees. This was an unacceptable situation and we should have been notified before arriving at the condo. Although we received some rebate. our visit was ruined by the conditions and the construction activity. We would highly caution anyone who is renting in this building to ensure they will have acceptable conditions for a vacation or stay. Our group loves Amelia Island but will not rent at this location again.

Our records show that on January 22nd—three months prior to your arrival—we contacted you specifically to disclose the building’s construction schedule. At that time, we offered you the choice of a full refund or a discounted rate. You chose to proceed with the stay. Furthermore, on February 6th, we sent a second detailed update as the construction intensity evolved to ensure you were fully informed before your trip. Upon your arrival, we met with you in person and negotiated a significant additional rebate to compensate for the noise and plastic coverings, totaling a very substantial adjustment to your original booking price. We truly regret that the conditions impacted your ocean view, but we acted in good faith by providing multiple opportunities to cancel for a full refund and by providing deep discounts once you were on-site. We wish you the best in your future travels.

Bait and Switch I was contacted in December 2025 about switching my reservation from a 2-bedroom to a 3-bedroom penthouse since there was a conflict with the 2-bedroom condo. However, in January 2026, Amelia's Best VRR disclosed there is work being done on the building. They indicated "washing and painting" and "some daytime noise." Certainly Amelia Best VRR knew there would be renovations when I was switched. We arrive to an unsightly building, boarded up since the balconies were removed. I'm glad I did not have young children with us; I would have felt the building unsafe for them. Furthermore, on our first full day, March 13th, jackhammers were being used. My daughter had to leave to get work done. To top it all off, the pool was closed due to electrical work. The pool did reopen, but I wasn't notified. It was an important weekend for my family (my niece's wedding) and we had so looked forward to a restful stay. Instead, it was miserable.

This was one of our best vacations yet! Our family of 5 were very comfortable in the condo. There was plenty of space for everyone and all of the spaces were very clean and comfortable. The kitchen was spacious and easy to use. The best part is the location! The views are absolutely breathtaking and we spent many an afternoon sitting on the porch enjoying the late morning sun. All of my kids got up early to watch the sunrise. Each night, we kept the door open of the 2nd floor balcony to listen to the waves as we went to sleep. The location is perfect - very quiet and an easy drive to places to eat and shops to visit. The host was very quick to respond to any questions I had and went out of their way to make sure everything was perfect. I would highly recommend this property to anyone looking for a clean, comfortable, and quiet place to enjoy and recharge!

I can't say enough about our management team that were so responsive and so quick to resolve issues. very understanding about my husband coming down with cardiac AFib. We will definitely book this next year when we can stay the entire 2 weeks instead of having to be back and forth at cardiologist and leaving early. if I could give it a 10 star rating I would.

Amelia island retreat
The condo was clean and comfortable. The views of the ocean from the living room and master bedroom were amazing. We loved taking long walks on the beach and on the immaculately maintained property. Beautiful Place
The condo was beautiful, probably the nicest condo we have stayed. There was a small issue with the lock that the staff took care of quickly. The one other issue we had is that the team for the Omni will not pick you up. Nonetheless the place is incredible and I would stay there again.

I was apprehensive to change locations roughly a week out from our vacation since I had been sold on the exact listing I chose. But Laily assured me it was 99% the same view & layout and she was right. So my review is about the penthouse at Turtle Dunes. Clean, had all listed amenities, very close to the pool and closer to beach access than the pictures show! Amelia Island Plantation feels safe and luxurious; The Omni has plenty of restaurants, parks and trails to make it seem like a little vacation away from the usual hustle and bustle of north part of the island. It was a great place for all ages as we had grandparents and a 4 1/2 year old in tow. Laily was a great communicator once we arrived and was available for anything we needed. Would stay here again!

For my wife’s 40th, I rented this unit for her and 5 of her girlfriends. Their feedback was extremely positive, loved the location, beach, patio overlooking the beach. They went out for dinner 2 nights and cooked in for rest. They would recommend renting a golf cart or car to get around the resort or island as no ride share services (Uber Lyft). They did enjoy the shuttle service. They all said they would return for another girls trip and they would also like to take their individual families. My wife said she would prefer this unit and resort over the south seas resort in captiva island where we stay every year.

This top floor condo has 2 decks with gorgeous views! We enjoyed beautiful sunrises and sunsets. It is spacious and tastefully decorated. Beach towels, umbrella and chairs are in unit. The coffee maker is a drip/keurig combination. Set in lush Amelia Plantation on the south side of the island, it is ~ 15 minute drive to the historic downtown. We loved our week here and would happily book again. Our only complaint was the master bedroom windows could not be opened-there was a small French door that opened to the deck, but no screen door. This was a shame since we enjoy sleeping with windows open to hear sound of the surf.

Amazing time and amazing place. Can not say enough about the view from the deck. Only problem is finding the place is not as easy as GPS makes it out to be. Although Laily was great with texts and calls and getting us to her wonderful home.

Wonderful Birthday Trip with Mom
We visited the condo for a weekend getaway for Mom's 82nd birthday! The first week of October was so beautiful, we went down to the beach and pool every day. The grounds are exceptional. I cannot say enough good things about the condo, it was beautiful with breathtaking views in every direction. You can see the sun rise right from the bed in the master. It was spotlessly clean, and the kitchen had everything you could want or need. Spent time learning history in Fernandina Beach as well. Lots to do here, we will surely be back!

Peaceful beach vacation
We had a wonderful stay! Condo was a great size for our family of 6 including 3 teenagers. I loved having the balcony off the master. Also the main balcony off dining area was a good size for family. Beds were very comfortable. Condo was equipped with so many extras, beach chairs, beach boards, sand toys, games and puzzles. Kitchen was well equipped for cooking. Gazal was very responsive to answer any questions. The view was amazing and property was very peaceful and quiet. We had the whole beach and pool basically to ourselves! Also the condo was right by the elevator so easy for luggage! A wonderful stay, I highly recommend!

Great Location
This was a wonderful location, beautiful views, and the rental team was great to work with. The only small little thing was that all the tv's and cable were outdated. Everything else was amazing. It was clean, easy to walk back and forth to the beach, and was a perfect get-a-way.

Florida Jags getaway
This property is absolutely beautiful! Views, views and more views! Not to mention awesome location, we stayed for 2 home Jaguars games and it only took about 40min to get to the stadium. Beach walk every day, wonderful walking trails, great restaurants ( Bob’s in a must it’s on the property) also shopping Fifi’s fine resale in the Harris Teeter shopping center! ( less than 5 min away)The penthouse was perfect for 3 couples, each had our own bathroom, comfortable beds and plenty of relaxing room downstairs. Beautiful decor throughout! Dining table seats 6 perfectly….great for game nights! Ghazal, the property manager was great, she checked in on us via text …right after check in and during our stay to see if we needed anything…( BTW thank you for the welcome treat) The Amelia Island Plantation is such a beautiful property, Golf course is excellent, and for a little more fun Top Golf 40min drive away…an afternoon of fun, and downtown Fernandina another awesome day activities ! ( Salty Pelican..another must) Overall it was the perfect trip with friends and family. Trust me you will not be disappointed! Thank you Ghazal for everything!

Wonderful Condo and Very private

Wonderful Oceanfront View

Overall a great stay. My group was 6 adults and a 15 month old. To be honest, even if there were a bunch of things wrong (there weren’t!), I would still feel compelled to give it a 5 star rating. The view alone from the living room, off the balconies, and esp from the master bedroom were incredible! Waking up to sunrise over the beach with floor to ceiling windows was 1000% worth it.
The main living room rug had some sort of hair on it which was unexpected (and a little gross). Coffee wasn’t provided as advertised but everything else was as expected.
The condo unit is immediately off the elevator on the top floor. Very convenient access to the beach/ocean. Gazal was very prompt in responding to my questions.
One thing I would have wanted to know before hand - this was booked via Airbnb but it’s thru a realtor. After booking, I had to sign a separate rental agreement that was sent to me via email outside of standard Airbnb communication protocols. Worked out ok in the end regardless!

Perfect escape and gorgeous view
We were hesitant to book this property because we normally prefer more contemporary design, but we were so happy with our stay and we would go back again. The property manager was very helpful and communicative. We cook breakfast and then eat lunch or dinner out. I love when a property has a well equipped kitchen with a beautiful water view while I prepare food. This kitchen had everything you would need for preparing meals and the views were spectacular. It was incredibly spacious and had everything we would need. Loved the welcome bottle of wine and chocolates. Nice touch. Nice that they provided full bars of soap in the bathroom, ample towels and a couple of laundry soap packets in case we wanted to wash a few items before heading home. I would suggest also having a starter coffee and shampoo in the unit. We did need to run out our first night to the grocery store to grab those items. The overall design what is a little bit outdated/traditional and I was hesitant because of the carpet. I don’t love renting a unit that has carpet, But I ended up not minding it because the weather was chilly and it helped with warmth and we had my father-in-law with us so it made the safety of going up and down the stairs better. The convenience of the walkway leading right to the beach was wonderful. We enjoyed beautiful walks. We also enjoyed activities on the property like putt putt golf with our kids. We would definitely rent this property again. Thanks for a wonderful escape.

Gorgeous month at Amelia Island !
We spent the month of April and a few days in May at this beautiful condo. My husband and I have been coming to Amelia for many years. Our kids and grandkids join us for a week. Plenty of space in this condo and furnished beautifully. We had a wonderful time with beach, pool, golfing, walking, shopping, and eating at great restaurants. Laily and Gazal were terrific. Great home away from home!
Our family of 5 adults just returned from a wonderful stay at this great upscale penthouse at the beach! The unit was very comfortably outfitted with everything we needed. Beautifully decorated but not stuffy, just very very comfortable for our group. Our hosts were so gracious to answer questions I had in advance. Beach access is very close. Down the elevator right outside and a very short walk to the beach. Access to two large pools also very close. I hope we can return to Amelia Island and this lovely home again soon! Highly recommended.

beautiful views from every room, lovely condo!
My family and I visit Amelia Island several times a year and every summer for our beach week all together. Our visit this year in this lovely condominium was just wonderful and our favorite spot yet! The beds were very comfortable, the linens fresh and clean, the views spectacular! The access to the beach was easy even with a toddler and the pool convenient and never crowded. The kitchen was well equipped and we enjoyed many great meals in as well as several in the variety of restaurants available to you in Fernandina. We rented bikes and rode all over the island, played golf in several of the available courses, attended yoga in our favorite spot Centred on Yoga, wandered the charming downtown Fernandina and relaxed in the comfortable and bright rooms and balconies of the Sea Dunes condominium. Gazal and Laily were very attentive to our needs and made the check in and stay easy and special. We will be back!!

Family vacation, relaxing and fun
We stayed at the condo 6-16 to 6-23-18. This penthouse was perfect for our group, everyone had plenty of room. The view was great from the balcony and kitchen is spacious and easy to cook in when you want to stay in for dinner. The free tram service was great for visiting one of the great restaurants on the property. We had several questions during our stay and Gazal was extremely prompt to answer me. I would definitely return to this beautiful condo, great trip!

Beautiful Home & Unbelievable views
We just got back from a 4-night stay at the Oceanfront condo. Couldn't have asked for anything more. Not only was it a beautiful, well maintained home, but the unbelievable views from each of the bedrooms, along with the outside porches were something to behold. The property owners checked in with us just after arrival to see if we needed anything which was a nice touch. We would definitely go back and stay there again!

Great Place to Escape the Cold

Great View, Excellent Service, Good location
We spent February, 2018 in this wonderful unit and were delighted in every way. The highlight is undoubtedly the view of the Atlantic from the first floor living area and two of the three bedrooms on the second floor. (The third bedroom has a wonderful view over the Amelia River, with beautiful sunsets). Sea Dunes is located toward the south end of Amelia Island Plantation, a short drive from the wonderful state parks. It is set in beautifully landscaped grounds and you can walk the tropically shaded paths to many of the resort's amenities. The logistics are great. Parking is right at the front entrance. It's a short walk to the elevator that whisks you to the door of your unit. Once you get over being wowed by the view, you notice that the entire first floor is open, spacious and beautifully appointed. There is a large balcony that brings you even closer to the panoramic view. The kitchen and powder room on the first floor and the three baths upstairs are well appointed and have many nice touches. When it's time to head to the beach, you take the same elevator, cross a short, beautifully landscaped path and a short boardwalk and you are on a broad, flat beach that stretches for miles. The icing on the cake is the marvelous team of Lailey and Gazal who provided impeccable, attentive service from start to finish. They anticipated our needs, and responded cheerfully and efficiently to all of our requests. We highly recommend this wonderful unit, its stunning location and the wonderful team that manages it.

Beautiful Condo, Glorious Views and Wonderful Hosts!
This beautifully appointed and well-equipped condo was exactly as we expected it would be! The warm and welcoming ambiance provided the ideal spot for our family holiday get-together - the expansive views of the beach were dynamite and the open floor plan was perfect for spending time together. Easy access to the beach, convenient parking and a beautiful setting at the Amelia Island Plantation Resort made the week all the nicer. Although we looked at other locations, Amelia Island was the perfect choice for us! And topping off our visit - Laily and Gazal were the perfect hosts! They were immediately responsive to all our inquiries and needs – from our first contact through to our arrival and stay. We can’t think of a thing that could have been better! Laily and Gazal will be our first contact on our next visit!
