- You can easily book your stay directly through our secure website or by contacting our team via email or phone. Your security is our priority. We use encrypted technology for all payments and sensitive data, handled securely by our payment gateway provider with strictly limited access.
While we list properties on sites like VRBO and Airbnb, we recommend booking directly with us for the best rates and experience. Please note: Bookings through third-party sites often include additional service fees charged by that platform. Regardless of where you book, a signed Amelia Best Vacation Rentals & Realty Rental Agreement is required to finalize your reservation.
Generally, we require a three-night minimum stay for advance bookings.
Some properties have longer minimums during peak seasons (Memorial Day to mid-August) and holidays – check the specific property listing for details.
Occasionally, we offer two-night minimums for last-minute bookings or to fill calendar gaps (not available at all properties).
You must be at least 25 years old to reserve and check into a property.
We accept Visa, MasterCard, Discover, and American Express.
Personal checks may be accepted prior to the final payment due date, but a credit card must still be on file.
An initial payment of 50% of the total is due at the time of booking to secure your reservation.
The remaining balance is automatically charged 14 days before your arrival to the card on file.
If booking within 14 days of arrival, the full payment is required at the time of booking.
You'll receive a booking confirmation email shortly after reserving.
This will be followed by the Amelia Best Vacation Rentals & Realty Rental Agreement.
Please sign and return this agreement electronically within 48 hours (or within 24 hours if your arrival is less than a week away). Your booking is not fully confirmed until we receive the signed agreement.
Check-in instructions (including directions, door code, Wi-Fi info, and other essentials) will be emailed two weeks before your arrival, provided your final payment and signed Rental Agreement have been received. If you book within two weeks of arrival, you'll receive these details shortly after we receive full payment and the signed agreement.
Check-in begins at 4:00 PM.
Check-out is promptly by 10:00 AM.
These times are firm to allow our teams adequate time to prepare the property for the next guests.
Early check-in or late check-out may be possible for an additional fee, but availability is very limited, especially during peak season (March - August). Please contact our office close to your arrival date to inquire, but please understand it's often not possible.
Yes! Many of our properties use keyless entry, allowing you to go directly to your rental. Your unique door code will be in the final details email sent two weeks prior to arrival.
Check-out is simple! Just ensure you depart by 10:00 AM. There's no need to stop by our office. You will receive instructions the day before your check-out is scheduled. Please let us know immediately if you anticipate any delay, as late departure fees may apply.
No extensive cleaning is required – professional cleaning is included in your rental fee! However, we kindly ask that you complete these simple check-out steps before departing:
Dispose of all trash in the designated receptacles.
Load and start the dishwasher.
Gather all your personal belongings.
Ensure all doors and windows are securely locked.
A copy of the "Check-Out Procedures" is available in the property and will also be sent to you the day before check-out. (Please note: We reserve the right to charge an additional fee if the property requires excessive cleaning beyond a standard departure clean.)
Each property is unique but fully furnished. Standard amenities typically include:

We provide a starter kit of essential supplies to get you going, including:
A roll of paper towels
Toilet paper in each bathroom
Dish soap and dishwasher detergent
Trash bags
Small bath soap
Starter laundry detergent
This is a starter supply only. You will likely need to purchase more of these items depending on your length of stay and usage.
Yes! All bed linens and bathroom towels are provided at no extra charge. You do not need to pack these. (We do not provide beach towels, however).
Yes, every property has a washer and dryer for your convenience. We include a starter pack of laundry detergent.
Yes, complimentary high-speed internet (Wi-Fi) is included in all properties. The network name and password will be posted inside your rental and included in your arrival instructions.
Most properties do not have landline phones, as most guests use cell phones. If a property does have a landline, the number will be posted inside.
Cell service on Amelia Island can vary depending on your carrier and specific location (especially within certain buildings or complexes). We cannot guarantee perfect service. We recommend checking your carrier's coverage map. Many smartphones support Wi-Fi Calling, which allows calls and texts over the internet – a great backup if cell signal is weak inside the property.
Some properties (mainly houses) provide a charcoal or gas grill. Most condo complexes do not permit individual grills on balconies but may offer community grilling areas. If a grill is important to you, please inquire about the specific property you are interested in before booking.
We do not provide beach towels – please bring your own.
Some properties may have beach chairs, umbrellas, or toys left by the owner or previous guests, but we cannot guarantee the availability or condition of these items.
We are happy to provide contact information for local companies that rent beach equipment.
We do not supply cribs, pack 'n plays, high chairs, etc. For reliable baby gear rental, delivery, and setup, we recommend checking BabyQuip. You can search for providers serving Amelia Island on their website: www.babyquip.com
Trash procedures vary:
High-rise/Mid-rise Condos: Usually have trash chutes on each floor or designated dumpsters on the ground level.
Houses & Some Smaller Condos: Have designated trash cans/bins, often in a specific area.
You will NOT need to take trash cans to the street. Specific instructions will be available at your property.
Your rental fee includes cleaning after your departure. If you're staying for an extended period and would like mid-stay cleaning, we can arrange this for an additional fee. Please contact us to inquire.
Yes, absolutely. All our properties are strictly non-smoking inside. Evidence of smoking inside will result in a minimum $500 fee charged to your card on file. Smoking may be permitted on outside balconies or patios if allowed by the specific property/complex rules – please check rules upon arrival.
We welcome approved dogs. All canine guests require management pre-approval and must meet size and breed restrictions. Guests must agree to our pet agreement. A non-refundable $150 pet fee applies per pet, with a maximum of two dogs allowed per stay. This fee is added at booking or shortly after. Dogs must be vaccinated, house-trained, spayed/neutered, and sociable. We don't permit cats or other pets. Visit our website's "Pet-Friendly Condos" section to view our dog-friendly rentals.

We strongly recommend purchasing travel insurance to protect your vacation investment against unforeseen circumstances like illness, travel delays, or weather events.
While we are not responsible for items left behind, we'll do our best to locate and return them if found. Please contact our office as soon as possible. If found, we can ship items back to you for a $20 service fee plus actual shipping costs. Unclaimed items are donated to a local charity after 10 days.
Yes, many of our properties are available for monthly stays (28+ nights), especially during the off-season (typically fall/winter). Discounted rates often apply. These rentals are fully furnished and equipped. Payment terms are similar to vacation rentals, with full payment typically due 30 days before arrival. Contact us for availability and rates.
Golf carts can be a fun way to explore, particularly if staying within large resorts like Amelia Island Plantation. Please visit our amenities page for local rental companies.

Golf carts must use designated roads and parking spaces.
Some condo complexes do not permit golf carts on the property. Please verify rules beforehand.
We cannot guarantee access to electrical outlets for charging golf carts at our properties.
Jacksonville International Airport (JAX) is the closest major airport. It's located about 30 miles south of Amelia Island, typically a 40-45 minute drive depending on traffic. Taxis, ride-shares (Uber/Lyft), and shuttle services are available at the airport.

No. Our properties are privately owned and not affiliated with the Omni Amelia Island Resort. Your rental does not include access to Omni resort privileges or amenities, such as their main pool, fitness center, or shuttle service. Racquet Park access is also limited to club members and their guests.
